Alyssa’s real estate journey started when…
housing became a personal priority. She was homeless for a stint even though she had a well-paying job with a major company. After getting resettled, Alyssa joined Habitat for Humanity. She dedicated her available time with Habitat to constructing new homes and rehabbing existing apartment buildings in New York City. These volunteer efforts took her to four of the five boroughs of New York City, many states and even internationally.
Another major event followed further expanding Alyssa’s education. The American owned and privately held engineering and consulting firm that Alyssa respected and loved working for was acquired by a larger European competitor. Up until then she had enjoyed a 401K and PENSION PLAN. The pension plan was immediately eliminated. Luckily she learned about setting up a self-directed individual retirement account (SDIRA) to move her 401K and pension plan savings into. From there Alyssa started to invest in something she understands and loves: Real Estate.
Alyssa invests in single-family home mortgage notes - both performing and non-performing. Of late, she’s becoming more heavily focused on creating seller financed notes.
For the past two years and into the foreseeable future, her focus is on ‘impact investing’ by creating notes. These win / win / win scenarios are as follows:
A win for the now ‘homebuyer’ (former renter) who gets to own their home for less than the cost of rent, getting the tax benefits of home ownership AND creating security (legacy wealth!) for their families.
A win for the immediate community because a vacant property is turned into a loved homestead.
A win for the investor who gets higher rates of return on their investment which is secured by real estate.
